Buyer's Pre-Purchase Inspection

 

A few days after you sign your contract and call us, we'll inspect the house by performing a visual inspection of more than 400 items on the house using a combination check-list and narrative report.

When we are finished, we provide you a written report - onsite before we leave.

The most important part of the report, and the one that your real estate agent and seller are anxious to review, is the Inspection Summary. In it we report the key findings of the inspection grouped into one of 3 categories:

Priority 1 - Immediate repairs, service and/or further evaluation recommended by an appropriate professional

Priority 2 - Minor repairs, service and/or upgrades may soon be required by an appropriate professional

Priority 3 - Possible Upgrades or annual maintenance recommendations

What happens next?

You should discuss the findings with your real estate agent, but ultimately you will decide if you want the seller to repair or replace any items found in the inspection. Your agent will assist you in this area.

Who checks to be sure the work is done correctly?

That's a very good question. The fact is, most of the time no one checks to be sure any work you agree with the seller is completed correctly.
