Construction Inspection
You're having a new
house built. Don't expect the builder or the county to catch everything. You
would be stunned at how many mistakes made by subcontractors are overlooked
during construction, and frequently are never repaired before the house is
finished. The county is inspecting the house? Isn't that enough?
In one home we found the ducts providing outside air for combustion to a
pre-fabricated fireplace installed completely wrong. The superintendent of the
builder didn't catch it. The county inspector didn't see it. We did. The
homeowner likely would have been breathing carbon dioxide had we not caught the
mistake.
On another, we found the electrical system in the house not connected properly
throughout the house to the grounding connector. What could have happened? The
family was at risk for electrical shock. The county didn't catch it. The builder
didn't see it. We did.
Finally, we find more problems with new roofs than we do with existing homes. At
present we're finding mistakes being made on just about every roof being
installed today. We don't know why, but we're finding small but potentially
expensive problems in 12 to 24 months if not corrected before closing.
Buying a new home is fun, but spend a few extra bucks to make sure you are
getting a safe and properly assembled home. We are Code Certified, which means
that we are Certified Residential Building (Structure) Inspectors, Certified
Residential Electrical Inspectors, Certified Residential Plumbing Inspectors,
and Certified Residential Mechanical (Heating and Air Conditioning) Inspectors.
It all means we know what we're talking about. We can look at a house under
construction and see the small mistakes that are often overlooked, but that can
turn into expensive issues for you down the road.
